York Hospital needed to replace a prefab building located in the center of South Berwick with a new medical office building. The site is within the historic core of the community. It was critical that this new structure fit into the fabric of buildings and reinforce the streetscape. The urban design process involved a careful analysis of existing styles and massing on Portland Street. Through this process we evolved a building language consistent with the massing of houses in the neighborhood. The front façade reflects a sea captains house right down the street and the various articulated building sections are scaled to that of the houses across the street. The buildings is so well integrated with the adjacent forms that visitors have had a hard time differentiating the medical office building from other buildings on the street.
The new 18,000 SF medical office building houses Great Works Family Practice, Great Works Physical Therapy, x-ray facilities, laboratories, two specialists’ offices, and provides a gathering space for the community.
